Social media is now a great forum to present properties for sale and rental. We will promote your property on Facebook and Twitter and regularly update both media portals along with a presence on LinkedIn. With shares, retweets and likes this can reach a huge audience.
Viewings will all be accompanied by one of our capable and professional team. They will know about your property, having visited it previously. Any additional information like lease length, maintenance charges etc. will have been noted and given to any prospective purchaser.
We will provide you with feedback from your viewings. Your feedback will be relayed to you by whatever communication source you prefer.
All offers will be communicated to you promptly. You will be informed of the prospective purchaser’s mortgage agreement, size of deposit and chain details. Our mortgage advisor would have met with them to assess their affordability and suitability prior to putting the offer to you.
The mortgage company will provide you with a valuation survey but it is advisable to have a more in depth, independent survey. This can save you money in the long term. As a seller you can provide the survey to prospective purchasers to secure the agreed price. As a purchaser you can have the assurance that the property is in a sound condition and you have no shocks when you move in.
There are 3 different levels of survey:
A condition report
A homebuyer report
A building Survey
We can provide you with details of these reports and put you in contact with a RICS Surveyor.
Conveyancing & Sales Progression
Once an offer has been accepted you will need to appoint a conveyancer. We have companies with whom we have built up excellent working relationships and whom we highly recommend.
When all parties are informed by way of Memorandum of Sale and sales letters, the process begins. At this point we will ensure that conveyancers and solicitors are contacted regularly for updates. You will be informed of these updates and of any outstanding points from either side.
Exchange & Completion
We will negotiate with all parties to arrange the exchange and completion dates. Usually mortgage companies and banks require at least 5 working days between exchange and completion. We will inform all parties when exchange and completion take place. Keys will only be released once we have confirmation from the solicitors that completion has taken place.
