Why did YOU buy your house?
Many estate agents will say location, location, location sell your property. Even our favourite double act Phil and Kirsty extol the virtues of location, location, location!
But think why you actually bought your home? Was it the South facing garden, the double aspect room or the spacious kitchen? More probably it was a small detail or a â€˜feelingâ€™ you had that warmed you to the property.
A client of ours recently saw a beautiful robin on the window ledge and that clinched the deal; she saw it as a sign. She offered on the house!
Given this little gem, how can YOU make your house more appealing to buyers and give yourself an advantage over the competition? (Assuming you havenâ€™t got a trained robin that lands on command!!)
Photography â€“ Lifestyle photography can really help set a tone. A photograph can capture the mood; a log fire roaring can make a room look cosy and safe, freshly baked scones or bread on a kitchen work top or table are appealing as is a glass or two of bubbly on the side or on the garden table in the summer months. Sell the dream!
Add atmosphere at the viewing â€“ At the viewing add the same touches. Subtle music playing, freshly brewed coffee, freshly baked cake on the table. Any personal, homely touch can greatly improve your chances of selling your home.
Paint a picture â€“ At viewings really emphasise what you use each space for. For example, how you read your book while sitting in front of the open fire, where you sit in the garden in the evening to watch the sun set, anything to encourage the person to picture themselves in your property. Even where you put your Christmas tree and where your family congregate on Christmas Day all add to the moment.
Itâ€™s easier to make a list of all of the things you love about your home and plan how you can use these when showing around prospective buyers. Sell the dream to your viewer and turn them into your buyer!
